Grade 2 Listed Farmhouse, Mylor

 

EGD Renovations restored a farmhouse in Mylor from a near-derelict building back to its former glory, for which we proudly received a Cornish Buildings Award for Outstanding Restoration of a Historic Building in 2021

 

This complex restoration involved close liaison with Cornwall Council's Conservation Officers and Building Control throughout the project. Archaeological surveys documented the historic drainage system, and bat surveys were completed to meet protected species requirements. EGD Renovations coordinated all post-planning requirements, including submission of method statements for conservation approval prior to works commencing, and ensured the project met all heritage and regulatory requirements.

Works included:

 

  • Removal of cementitious covering to the exterior walls

  • New lime pointing to exterior walls

  • Removal, restoration, painting, and refitting of the original wooden sash and hinged windows

  • Constructing & fitting a new hinged windows to match the original

  • Preparation of woodwork - replicating and renewing where rotten

  • Sanding of original floorboards on the 1st floor

  • Removal of a failed concrete ground floor

  • Ground floor - the fitting of a new steel reinforced concrete slab with an upstand around the perimeter walls (lowering the finished floor by 150mm). Fitting insulation, a wet underfloor heating system, and tiling the floor with small handmade terracotta tiles

  • The fitting of breathable insulations throughout - sheep's wool and cork

  • The installation of breathable celenit board ceilings & walls finished in lime plaster

  • Reinforcement of the bathroom floor

  • New installation of first and second fix electrics throughout

  • New installation of first and second fix plumbing throughout

  • New bathroom, kitchen, utility room & ground floor wc

  • The installation of heritage cast-iron style aluminium gutters & downpipes

  • Roof repairs

  • Project Management

  • Liaison with Cornwall Council Buiding Control, Planning & Conservation Officers

  • The preparation and submission of the Application to Discharge Planning Conditions
